That same loan at a seven percent rate costs $2,661. The difference between those two payments explains why so many potential sellers are sitting tight. Volume collapsed. Prices mostly did not.

Here is what that creates for someone with solid credit and a real pre-approval in hand: less competition than you would have faced in 2021 or 2022. The panic buyers are gone. The buyers who showed up with desperation instead of preparation have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.

Shop more than one institution, because the spread in rates and costs is real. A 0.25 percent gap between two lenders’ quotes adds up to tens of thousands of dollars over the life of most home loans. Lender fees vary too. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.

The inspection is where the marketing copy meets reality. Schedule it and attend in person if at all possible. A good home inspector will walk you through what they are finding as they go, and the conversation is often more valuable than the written report that follows.

Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers often do not see the full closing cost picture until the Closing Disclosure arrives three days before settlement. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is workable, even if it is not cheap or easy. The homes that are priced correctly for current conditions are still moving. They are going to the people who did the homework before they started looking at listings.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who understood what they could afford and moved with confidence. Getting across current property listings in your target area is the logical first move once your financing is sorted.
